Marhoon Fund: Binbar and Joa Launch SAR 500M Initiative to Transform Saudi Real Estate

Binbar and Joa Capital launch SAR 500M Marhoon Fund in Saudi Arabia, offering innovative real estate financing secured by lease and usufruct contracts.

Binbar Investment and Joa Capital have announced the launch of the SAR 500 million Marhoon Fund, a first-of-its-kind initiative in Saudi Arabia designed to provide real estate financing secured by lease and usufruct contracts. Rabeh has joined as a technical advisor for the fund.

The fund enables Saudi companies to access credit using operational assets as collateral, aligning with Saudi Vision 2030’s objective of expanding financing options for the private sector.

Nasser Al Majed, Chairman of Binbar Real Estate, stated that the group aims to introduce “differentiated products” to the market. Majed Al Zahrani, Partner and CEO, added that usufruct-based financing could be a transformative tool for the Kingdom’s real estate sector.

From Joa Capital’s perspective, Yousef AlYousefi, CEO and Managing Partner, emphasized the strength of Saudi Arabia’s real estate ecosystem and the role of technology in unlocking liquidity. Founded in 2020, Joa Capital has focused on offering non-dilutive private credit tools for growth-stage companies across the MENA region.

The Marhoon Fund represents a strategic step in broadening access to financing and supporting sustainable growth in Saudi Arabia’s real estate market.
